Home prices are higher, sales are slowing, and inventory is increasing compared to a year ago.
Home Prices: Red Deer home prices remain higher than 12 months ago, although price growth is slowing. The overall 12-month average sale price is now $415,528, up 4.7% from last year. Detached homes average $488,641, up 2.07%, while attached homes average $280,414, up 4.7%. Detached prices have recently levelled off, suggesting the rapid appreciation of recent years may be slowing. Read the full Home Price Report.
Home Sales: Through September, Red Deer recorded 1,337 home sales, down 6.6% from 1,431 during the same period in 2025. Detached home sales remain remarkably steady, down just 0.7%, while attached home sales have fallen 15.6%. Most of the slowdown is coming from the attached-home market rather than detached properties. Read the full Home Sales Report.
Housing Inventory: The biggest change is the growing number of homes available for sale. As of October 13, Red Deer had 359 active listings, up 33.5% from 269 in October 2025. Months of inventory increased from 1.7 to 2.5, giving buyers more selection and reducing some of the pressure on prices. Red Deer remains a seller’s market, but conditions are gradually moving toward balance. Read the full Inventory Report.
The Bottom Line – Where Are We Compared to a Year Ago?
Red Deer home prices are up 4.7% over the past 12 months, meaning a home worth $400,000 a year ago would now be worth approximately $418,800. That’s an $18,800 increase in just one year. For homeowners, that’s positive growth in their investment. For buyers who have been waiting, it means the same home now costs nearly $19,000 more. While sales have slowed and inventory has increased, prices remain higher. Buyers have more selection today, but waiting for prices to drop hasn’t paid off over the past year.
