Are Red Deer Home Prices Still Rising? September 2026 Update
Red Deer home prices continued to edge higher through the end of August, but the latest numbers reinforce a trend that has been developing for much of the past year: prices are still increasing, but at a considerably slower pace.
The longer-term numbers remain positive across all three categories—overall, detached and attached homes. However, the shorter-term trends are increasingly mixed, suggesting Red Deer’s rapid period of appreciation has transitioned into a much flatter market.
As always, it’s important not to read too much into a single month’s average sale price. The mix of homes sold can move that number substantially from one month to the next. That’s why I put more weight on the 6-month and 12-month running averages when looking at the actual direction of home values.

The table below displays the average prices for detached homes and all homes in Red Deer. It provides both the month-to-month average and the 12-month running average for each category. The data covers the past 13 months, allowing you to compare the most recent averages with those from the same month one year ago.

Overall Red Deer Home Prices
Overall prices continue to show gradual appreciation.
The 6-month average reached $422,789 at the end of August, up 0.47% from July and 4.11% higher than a year ago. The longer 12-month average now sits at $412,484, up 4.84% year-over-year.
Those are still healthy gains, but the month-to-month movement tells us that prices are no longer climbing at anything close to the pace we saw earlier in this market cycle.
Detached Homes
Detached home prices remain relatively stable.
The 6-month average increased slightly again in August to $501,242, up 0.33% from July and 1.44% from a year ago. The 12-month average is also 2.24% higher than last year.
What’s notable is how small the recent increases have become. Detached prices are still higher than a year ago, but the running averages suggest values have been largely levelling off rather than continuing to climb rapidly.

Detached Homes

Attached Homes
Attached homes continue to show the strongest year-over-year price growth, although the latest short-term numbers softened.
The 6-month average slipped 0.58% in August to $287,145, but remains 5.27% higher than a year ago. The 12-month average is also up 5.41%.
That makes attached homes the strongest of the three categories over the past year. Affordability is likely continuing to support this part of the market as buyers look to duplexes, townhomes and condominiums as lower-priced alternatives to detached homes.
What the Longer-Term Trend Is Showing
The biggest story continues to be the change in the rate of price growth.
A year ago, Red Deer was still experiencing much stronger upward pressure on home values. Today, the running averages are moving considerably more slowly. Overall prices continue to creep upward, detached prices have become quite flat, and attached homes—despite strong year-over-year gains—declined slightly on a 6-month basis in August.
This doesn’t point to a significant decline in home values. Instead, it suggests Red Deer is settling into a more stable period following several years of unusually strong appreciation.
Why Running Averages Matter
Monthly averages can change substantially depending on whether more expensive or less expensive homes happened to sell during a particular month.
Running averages smooth out those fluctuations and give us a much clearer picture of the market.
Right now, they show:
- Overall Red Deer home prices are still gradually increasing.
- Detached home prices are relatively flat, but remain above last year.
- Attached homes have experienced the strongest year-over-year appreciation.
- Price growth across the market is considerably slower than it was during the previous few years.
Final Thoughts
August’s numbers reinforce the direction we’ve been seeing develop: Red Deer home values remain strong, but rapid price appreciation appears to be behind us for now.
Overall prices are still moving higher, while detached prices have changed relatively little over the shorter term. Attached homes remain the strongest performer compared with a year ago, although even that category showed some softening in its latest 6-month average.
For buyers, a flatter market can mean a little more time to make decisions. For sellers, values remain strong, but accurate pricing becomes increasingly important when buyers have more choice and prices are no longer rising quickly enough to compensate for an overpriced listing.
