Home sales in June dipped but recovered in July

Aside from only a couple of random months over the last 2 years, red deer detached home sale have been higher each month.

In July 2022, 9% more detached homes sold in Red Deer than July 2021 and its surprised people. Talking to people on the street everyone assumes sales would have slowed when interest rates began climbing. Sales haven’t slowed but it takes awhile given many buyers are still pre-approved at low rates and others still want to buy before rates get higher.

Again in July sales of homes other than detached have really increased. Sales of attached homes including townhomes, duplex units (semi detached), and apartment condos increased by 55%. The much higher attached home sales began in early 2021. 2021 overall saw 46% more attached homes sell than in 2020. Some months had sales more than double the same month a year prior.

We see attached home sale increase when detached home price increase but the last number of months they’ve increase more than expected. Possibly because there were fewer detached homes available available for sale.

Red Deer home sales overall were 23% higher in June 2022 than June 2021.
